Looking for Apartment August 1st

Man 53 teacher returning to school part-time while working full-time. Looking for a good place for about 4 years. I am cooperative and friendly. I need to sign before July 1st for an August 1st rental in order to give proper notice to my current landlord. My revenue is stable but following my divorce I ended up with large debts and when I was out of work a few years ago, I opted for a consumer proposal which is still active. I have good references as a tenant. I have no pets, I don't smoke in my home. My regular budget is 850 for a room , but I want to have my own place again. I'd like to see how I can do with 1000-1200$ per month. I require a clean leisure balcony or similar (no trash bins on it) and washer dryer at least in the building. No basement, size bachelor or more (preference 1 room + den or 3 1/2) month to month or yearly lease.
