Close to all amenities, c-train (via bus or walk), and excellent natural spaces (you may even see our resident mother moose and her baby!). The location is in the Northwest which is perfect for those who want easy access to get away from the mountains. Between the access to Crowchild, Deerfoot and Sarcee Trail via Stoney Trail, nothing in Calgary is too long of a drive!

THE UNIT: The unit has two spacious bedrooms. The master bedroom has a walk-through closet and an ensuite bathroom. The second bedroom has two large closets and plenty of space for a bed, dresser and a small desk.The main area is open concept, with a functional kitchen space and large living room. Ensuite laundry is included in the main bathroom. The south facing balcony includes a BBQ! All areas, except for the bedrooms, have been updated with new flooring, paint and a new dishwasher.

UTILITIES: Heat and water are included. Electricity, internet and renter's insurance (mandatory) is not.

PETS: The building is pet friendly and a single, small dog or cat can be included for an extra $50 a month

PARKING: One underground heated parking stall with security staff and cameras can be added for an extra $100 a month. Additional parking can usually be rented from other unit owners if needed. Street parking is also available.

STORAGE: One underground heated storage with security staff and cameras is included

OTHER: Looking for a 8 month to a year long lease, with options to extend at the end of the lease. References and a credit score will be required. The building requires a move in/move out fee to cover the cost of security. I will cover the move in fee of $150, but not the move out fee on a lease less than a year. If committing to a year long lease, both fees will be covered by myself. Smoking (including marijuana and vaping) is not allowed on the premises.
