The suite was renovated in Fall 2022. Luxury vinyl plank flooring throughout. LED pot lights make the living room feel bright and open any time of day or dim them down for a warmer feel. Large bedroom that fits a queen bed, multiple dressers/armoire, and a large desk comfortably. There’s no conventional oven but the suite comes with a double burner cooktop and an all-in-one countertop air fryer oven, small microwave included as well. 3-piece bathroom with large vanity and lots of cabinet space. All utilities included along with extra oil space heater. Laundry just outside suite, shared with 1 other person. High speed internet can be shared for an additional $45/month. Plenty of street parking available.

The community of Montgomery has so much to offer, close to U of C, WinSport, ACH, and FMC. Bike paths and transit are very close by, one bus to SAIT or downtown. Stores and restaurants all within walking distance. The Bow River pathway and Edworthy Park are only a short walk.

I live upstairs, I'm very respectful of tenant privacy and always happy to respond quickly to any issues as needed. There are 2 private suites in the basement with their own kitchen and bathrooms, the tenant in the other suite is very friendly, quiet, and respectful.

Must be okay with dogs, I have a small 8 y/o dachshund mix upstairs so you may encounter him in the shared backyard space.

Successful tenant will require proof of income and references.
