3 Bedroom Suite with a Convenient Location
Our bright, spacious, well-maintained lower suite in Dalhousie is available starting September 1st. The entire suite has had many renovations. Soundproof walls and ceiling, dishwasher, new appliances, lots of storage in kitchen, large closet in hallway for towels, etc etc. Seperate furnace for the two house levels, and loads of modern lighting....this is no grungy basement! Location, Location, Location. 10-15min walk to LRT, bus going straight to University of Calgary (SAIT is 10 mins on the Train), Co-op and Canadian Tire are both a 3 minute walk away. Plug-in parking available. Nice sunny backyard, with loads of flowers, plush lawn, play structre and large deck.
Here are some things you would want to consider when looking for a new place:
• Windows:
◦ MAKE SURE YOU CAN GET OUT THROUGH IT.
◦ Many older houses, and particularly basement suites, have smaller windows. To get the most benefit out of those windows you want it to be south facing, therefore getting more light, and possibly sunshine. All bedroom windows in this suite are south facing.
◦ It’s easy to put in a bigger window, but for many houses that means looking into a window well, which doesn’t really help, and may lead to flooding issues. All the bedroom windows in this house are higher than ground level, and the house was specifically chosen for that.
◦ All the windows in the suite are new, therefore you won’t have issues with cold air coming in…this is Canada after all!
• Sound Proofing – Enjoy your privacy, and peace!
◦ All the walls, and ceilings have a special sound-proof insulation installed. You should be able to have a conversation in your room without other people hearing it.
◦ A door was installed separating the living room from the bedrooms, so you don’t have to feel guilty watching TV or having friends over, and you won’t have to worry about waking up the kids.
◦ Most houses only have one furnace, so if you’re looking at living in a basement suite you will have to go beg the people upstairs to turn up the furnace (just for them to turn it down again!). In this house you have a thermostat right outside your bedroom door! The heating of your suite is completely independent of the upper level.
• Safety
◦ Your suite have four separate fire alarms, all connected together so if one goes off, all will go off.
◦ The suite was completely rewired in 2007, and was inspected by the city.
◦ No flooding problems.
• Washroom Convenience
◦ The main bedroom have its own sink/mirror so less congestion at the washroom.
• Appliances
◦ If you look at them you will notice they are all fairly new, and well maintained. Don’t get stuck with a 1960’s washer!
◦ Dishwasher….need I say more?
• Storage
◦ There is storage room available in the shared laundry room, and the two closets inside the suite.
Cost of utilities is shared with the upper floor tenants.
