Would you love to have a wide open, comfortable suite that doesnt feel like a dungeon? With a full size kitchen? Or just enjoy a hot soak in a 6 foot long tub/shower or sit by a warm (electric) fireplace on a cold day? This legal lower suite might be for you.

The large kitchen has a wraparound set of cabinets with a very clean fridge, glass top stove and a brand new dishwasher.

The open living room/kitchen layout is spacious, bigger than average for a lower suite and the bedroom and bathroom windows are large making this suite bright and comfortable.

There is one bedroom (with a door to the ensuite bathroom) that fits a queen bed. There is a second small windowless room that can be used as an office, storage or perfect for a gaming room. There is also a very large crawl space for storage.

You have your own washer and dryer in the suite, not shared.

You control your own heat with individual room thermostats and the fireplace in the living room can add to your heating comfort. A fire extinguisher and interconnected smoke/carbon monoxide detector included for your safety.

A bus stop is 4 houses away. Express bus to downtown Calgary is a ten minute walk.

Most tenants use the street parking as the entrance is at the front door while the main floor tenant uses the back deck entry.

This suite is located in the great community of Harvest Hills. Just a 5 minute walk to the Harvest Hills Lake and park. All the other amenities you need are within 5 minutes drive - including big box stores, grocery stores, theaters, restaurants plus the Country Hills Library and Recreation Center (pool, gym, rinks). There are also lots of green spaces and parks nearby to walk your dog.

Please note -- We have a VERY strict no drugs policy *including cannabis* on this rental property.

Pets are negotiable - as long as they are house trained and well behaved. Dogs are great. But no hippos. Unless they're mini house hippos.

We're looking for no more than 2 mature, responsible renters who will take care of the place as if it was their own.

I'm a handyman who cares about this property and I don't rent out anything that I wouldn't live in myself - including making sure this suite is comfortable and meets fire and safety code. If there are any concerns you're dealing with me directly, not through a property management company. My goal is to give you to an enjoyable, well maintained, safe and comfortable place to live.
