Student Friendly Room for rent | Edmonton

Hello hello, we're looking for a third roommate! We have a basement suite private room we're looking to fill. Currently, there are 2 male students (20 and 22) moving in as the place is perfect for students, sitting right between NAIT and Kingsway Mall. Rent is $643/per month and includes all utilities as well as alley parking if you drive. The property is a 7-minute walk from Kingsway LRT, making it perfect if you don't have a license. It’s a 5-minute walk from Kingsway Mall and NAIT, and plenty of other amenities in the area. We're looking for someone to move in around August 1st at the earliest and would require commitment to a 1-year lease. Move-in would also require 1 month's rent as a security deposit. Decor and furniture of the shared spaces will be changing as current tenants are moving. There is a cat moving in with one of the new tenants, but pets are on an ask-and-approve basis with the landlord.
