Sublet Terms and Conditions
Sublet Duration:
The unit is available for a fixed term sublet starting February 1st and ending May 31st (4 months).
Extensions beyond this term will require a new written agreement between the subtenant and the landlord, in accordance with BC tenancy regulations.
Eligibility:
Sublet applicants must be students or professional workers.
Applicants are required to provide proof of income or enrollment and references as part of the screening process.
Approval Process:
The sublet must be approved in writing by the landlord, as per the RTA.
The original tenant remains responsible for the unit during the sublet period.
Security Deposit:
A refundable security deposit equivalent to half a month’s rent ($1,425) is required before move-in.
If pets are approved, an additional refundable pet damage deposit of up to $1,425 may be required.
Condition Inspection Report:
A condition inspection report will be conducted before move-in and after move-out to ensure the unit is returned in its original state.
Occupancy Limit:
The unit is suitable for a maximum of two occupants.
Other Terms:
The subtenant is required to comply with the rules set out in the original tenancy agreement, including noise, cleanliness, and maintenance responsibilities.
Smoking of any kind (including cannabis) is prohibited inside the unit.
