1 bed 1 bath basement suite

TLDR; version - Available Dec 1, located in Gardom Lake, need AWD, low well water flow, utility bill is on the high side, 1 bed 1 bath private basement on 2.3 acres for $1200.

The long boring version - Available Nov 15, or Dec 1. Max occupancy 2 people, but one person preferred. 1 dog or cat may be considered.

$1200/month + utilities for private entrance basement unfurnished in a house on Gardom Lake. The basement is approximately 1000 sq.ft. Nestled on 2.32 acres this rancher offers 1 bedroom, 1 bath, and in-suite washer and dryer.

15 min drive to Salmon Arm, 13 min to Enderby, and 6 min walk to boat launch. No view but a short drive to the park beach.

The water is softened but not filtered. The water test results were fine but recommend using bottled water. Max 1 load of laundry or bath per day, since the well is only 1 gallon per minute.

Utilities not included, it will be 40% of the electricity bill. Last year the utility bills were between $120 - $200 per month for the basement. Fibre optic internet is available, you can pay for your own or share with tenants upstairs. Phone reception is 2/5 bars but the phone booster on roof makes it manageable.

You will be responsible for mowing grass, and snow removal in the front yard. The driveway will be plowed by the landlord, a discount can be arranged for tenants able to plow when I'm not in town. The driveway is long and uphill, you will need winter tires and either AWD or chains on icy days.

There is an approx. 1 acre pen that you can use but you accept all responsibility for your pets. There are coyotes in the area and there are parts of the fence that need repair.

Damage deposit is a half month rent. If you have pets then the total is a full month rent damage deposit.
