Maximum occupancy is 1 person living here ( full or part time) , due to our septic system limits . No exceptions sorry.

Flexible lease options (2- 3 month minimum lease term initially- month to month after that) Preference given to someone who can take it for a longer periods if possible, ie 10-12 months .

Ideal as basic 'interim' housing for a student, seasonal employee , or someone ‘in between’ places. Great alternative to Abnb. Not currently available unfurnished or long term.

Location:

Located in a really pretty area located up on a hill in scenic Saseenos, Sooke. Forest, mountain and harbour views- Near the famous Galloping Goose Trail , 7- 10 minutes drive to the village of. Sooke, 15 -20 mins drive to Langford, Royal Roads University , 50 -60 min drive to UVic and downtown Victoria- *Driving times vary, with or without traffic. * Also on #61 bus route ( 5 minute brisk 'uphill' walk back from the bus).

Rent includes:
1. Utilities -Hydro, heat, hot water up to $100 month (Typical average if working or attending school mostly away from home )

2. Comes fully furnished with stools, couch , dresser , desk, side table and firm Ikea queen bed . Basic cooking supplies, dishes, cutlery etc are also included . (Sorry no room for any other furnishings or appliances.) No dishwasher , shared laundry only.

3. Parking spot for 1 regular size car or SUV. Guests park on the street. No big vehicles RVs , Work Vans etc.( $25 monthly ‘Green incentive‘ rent discount if you don't have a car)

4. Yard access and Some outdoor storage for your bike or Kayak. No indoor storage .

Not included in the rent:
Utilities use above $100 month. Billed as a percentage.

Access to our 'Shared' house Wifi is available for an additional $35 month - (speed and performance Is pretty good , but not always guaranteed during peak hours,) or you may set up your own internet account.

No ensuite laundry- but you do have access to an older laundry set on site that we all share (2 loads per week) . There is also a local Laundromat if our machines are unavailable.

Pets:
1 Non yappy Neutered adult pet considered , with prior pet references and pet deposit. Indoor cat, or a quiet non- reactive dog under 60 lbs that is exercised regularly ,and not left unattended at home, while you are gone for the day- NO exceptions . (No bully or guardian type breeds . Strata rule ) No caged pets or aquariums . Proof of vaccinations required.

We live on a small acreage , so there is a rentable space for chickens or other livestock and even a horse, at an additional cost .

House rules :
No smoking or vaping of anything anywhere on the property. (Non smokers to be living here only, due to furnishings being included and sharing the laundry machines).

Noise curfew in effect 11 pm - 7 am . Use of amplification systems, sound bars etc is not permitted in the home. All media must be turned down to very minimal volumes or used with headphones after 11 pm .
