There is a half bathroom off the main living space with a full size washer and dryer and lighted mirror. The kitchen area has full size appliances including a stove, microwave, and brand new fridge. The suite has radiant flooring throughout. It would be best for someone under 6 feet tall due to the 7ft ceiling height + lower in some areas due to a central beam.

The suite is accessed through a shared storage space, and there is parking for 1 vehicle in the driveway (lots of parking is also available). There is a bus stop in front of the house with many routes available. It’s a 5-10 minute drive to Royal Roads University, Westshore Town Center and Belmont Market, and a short walking distance to Royal Bay Bakery and Meadow Park/ Royal Bay, and many other parks and trails.

If you are looking for a super quiet space this may not be ideal - renters must be okay with the noises of daily living as we are a young, active family living in the upper level of the house! Therefore we kindly ask for no parties, loud music, or smoking on the property. We are looking for a clean and responsible tenant for a one year lease with the opportunity to extend. Maximum of two occupants, and sorry no pets (there is an anxious older dog upstairs). Monthly rent includes all utilities including internet and garbage/recycling pick up.
