Love the backyard: One of the best parts of the house is the beautifully landscaped backyard with a deck, deck furniture, and firepit. This is a fabulous place to soak in the sunshine and fresh air with family and friends during the spring, summer, and fall months.

 Parking: There is a parking space on the driveway and there is plenty of street parking in front of the house and around the corner in front of the water park (about 10 steps away). This duplex backs onto a park and the front faces a cul de sac, which provides a lovely spacious feel surrounded by greenery. Grayling Terrace is within walking distance of the downtown core, schools, all shopping, Keyano College, and the Hospital, making this a very convenient and peaceful location to live. All the site buses have stops steps from the front door of the house. 

Tenants insurance, which is very affordable, is mandatory. Pets may be allowed depending on the type/breed, a pet lease is required with a $500/non-refundable pet deposit per pet. NO puppies, only neutered cats, please. Utilities are included up to $300 per month. If the total utility costs exceed $300, the upstairs suite will cover 70% of the overage, while the downstairs suite will be responsible for 30%.
