I've had many times where I reply, but my message ends up in your spam folder *********A few years ago we did renovations to this suite where we installed new stainless steel appliances, new carpet, new kitchen cabinets, new paint, new bathroom tub / shower, new bathroom and kitchen flooring, new doors, and work done on the stuff you can't see (updated electrical, plumbing, and more). Enjoy this updated basement suite walking distance from UofA.

Short walk to UofA - just three blocks to campus, and Whyte ave just one block away. Safeway for your groceries, TD bank, Shoppers Drug Mart, restaurants, and shopping all within one block. Brightly lit, and windows in every room. Free laundry. Bathroom is large and has a full size tub with shower.Utility costs are not included and are shared with upstairs tenants.I will consider small and quiet pets, and if accepted there is a non-refundable $250 pet fee per year per animal. House is non-smoking, but you can smoke outside of course.

It can be rented empty if you have your own furniture, or for an additional $350 / month it can be outfitted and fully furnished with everything you need so you can just bring your clothes and move in. Furnishing items can include: beds, sheets, blankets, pillows, towels, dressers, bed tables, dishes, cups, forks, spoons, knives, lots of kitchen tools (bottle opener, heat mat, etc.), tea pot and tea cups, coffee maker, toaster, microwave, kitchen table, kitchen chairs, coffee table, couch, etc.
