Lease Takeover – Mission Area Apartment (Available October 1st)

Looking for someone to take over my lease starting October 1st. This is a lease takeover, and the application will go through the building’s management. A credit check is required, and proof of income and if you meet the criteria, you will be approved.

? Location: Mission area – close to Safeway, multiple restaurants, banks, and more.

Apartment Details:

• 1 parking spot available for an additional $25/month
• 1 bedroom apartment, ~ 600 square feet, bedroom is able to comfortable hold a queen or double bed
• Utilities: Tenant pays electricity and WiFi
• Valid renter’s insurance required (liability coverage of $1M)
• No AC, but the apartment stays cool as it’s on the second level
• Apartment is unfurnished, but I am open to discussing a buy-out of the furniture currently in the unit if interested
• Apartment will be professionally deep cleaned by a moving company before you move in
• Dishwasher, in unit laundry and dryer, island

Tenant Criteria:

• Completion of a rental application through the building
• Income of ~$70,000 pre-tax (what will most likely be approved)
• Credit score of ~700 (what will most likely be approved)
• Proof of income required (recent paystubs)
• Credit report required
• Students may be considered but may need a co-signer if requested by the apartment

Financials:

• A $1,000 security deposit will be required, payable directly to me. (My own $1,000 deposit will remain with the apartment.)

This lease ends in February with the option to renew. The property manager and landlord are kind and respectful. There is also a reliable maintenance system, and they are very responsive.
