- Large toaster oven (NOTE: there is NO stove in this unit - 2 burner induction. hot plate, microwave, toaster oven, etc have been provided in lieu). You may supply & use your own BBQ in backyard , should you choose.
- Own FULL size front load washer & dryer to do laundry
- Full sink & plenty of counter space & cupboard space.
- Beautiful & large eat up bar stools to sit
- Wall mounted fire place for extra heat when basement gets cooler (with remote)
- A/C for summer months (this is central to house). However, basement always general remains cool
Basement Excludes:
- Utilities (water, gas, internet & cable) - 40% to be paid by tenant or we can agree a price per/month all-in.

- Respectful and truthful
- Someone who will take care of the property as I would theirs (clean)! This place is immaculately cleaned & well cared for! I ask for the same.
- Someone who pays rent ON TIME!!!
- NO pets please
- Non smoking but if you smoke it to be done outside at all times & cigarette butts cleaned up regularly
- You MUST be clean (within reason) - if NOT - keep looking
- This place would likely best be suited for 1 individual but it’s got a lot of space and doesn’t feel like your in basement due to big windows & your own entrance!
Should you be a good fit please NOTE the following:
- You will be required to obtain your own personal insurance on contents & liability insurance
- Reference checks will be required
- Lease agreement will be drafted & signed for long-term rental (min 6 months)
