Hello, my name is Brandon. This was my first home, I've owned it for nearly 20 years. I know many of the neighbours here, and am looking for good long term tenants that will look after the home well. I live in Calgary, and I'm responsive when there are issues at the house.
This is a safe neighbourhood in an older established area. Most of the neighbours have lived on this street for 20+ years, and are very welcoming and kind. The suite has 2 good sized bedrooms with large closets, a big living room, and ample kitchen space with granite tile counters. The backyard has lots of privacy from the new fence and has a patio for you to enjoy BBQ's and the sun. Upstairs tenants are very kind and respectful of space.
The info you're after!:
- To Apply: **Please only use the 'Online Application' button under 'Contact Landlord'** It's basic info only, and I consolidate the applications through that google form, and contact tenants from it.
- Furniture: Listed as unfurnished, but does come with a couch (just steam cleaned) if you want it.
- Utilities: Currently a flat rate of $200, including electricity, gas, water/sewer, garbage/recycling.
- Rooms: 2 beds, 1 bath (standup shower, no tub). Brand new egress bedroom windows installed October 2024.
- Entrance: Your own separate entrance at the back of home.
- Laundry: Shared with upstairs tenants, right outside your entry door.
- Upstairs Neighbours: Long term, quiet adults. Enjoyment of our tenants in both units is important - no kids, pets, loud parties, etc.
- Parking: Free street parking. We ask you avoid parking in front of neighbours houses when possible. One side of the street has no houses (along 32 ave), lots available.
- Nearby: 10-minute walk to Village Square which has a gym/pool/fuel/strip mall/fast food.
- Yard: Backyard is shared with upstairs, fenced, and private.
- How we narrow tenants down:
- After viewing, an application is required which includes a credit check, and references are followed up with.
- We are looking for quiet adult tenants.
