Furnished lower suite for rent in 3 bedroom duplex with owner of home upstairs. Tennant must be clean, quiet, non-smoking, and reliable. Students, working professionals or mid-age tenant preferred as owner is mid-age working professional and is the only person occupying upper unit. Move in date is negotiable after August 1st only, not available for immediate move in.

Suite has a separate bathroom and kitchenette, full den/living room area and separate entrance. Laundry and storage is shared. Parking on street and there is storage for a bike, if needed. Full yard access available for use. Utilities and cable/internet included but no home phone. Yard has fire pit and BBQ for use. All rooms are fully furnished. Full sized bed is new and most of the furniture is new. Kitchenette area is move in ready with appliances and other kitchen items available. The suite has a large HD tv and cable already set up.

Bus line 19, 33 and new rapid transit line within 1-2 block of residence. Park is across the street and lots of street parking is available. Area is a family neighborhood which is nice and quiet.

Unit was renovated summer of 2018 with upgraded furnace and water heater. Bathroom and kitchen area are new. Bathroom has a nice soaker tub and shower in unit.
