Riverdale is an amazing community! Boasting the Little Brick, Dog Patch restaurants with local owners. The windows have all been replaced so it is a tight house that retains heat. The Ben Franklin stove is wood burning and amazing heat source for winter and for the season of family/friend gatherings. There are two furnaces both on the new side.

The house is 3 bedrooms with 2 full baths. Kitchen is equipped with dishwasher and plenty of counter space. Eating area is located at end of kitchen and is a perfect dining space. The main room has vaulted ceiling with a den offset for meditation, exercise, reading, or office. The floors are Spanish terra cotta tiles, laminate, wood and carpet. All four! The basement is an ideal space for further storage needs, and the laundry is located down in basement. There is also a funky room in back that has been used as a music studio and a bedroom. The house has an upstairs loft that has an exterior staircase. House is completely separate! Amazing location for U of A students, downtown workers and stay at home workers. Hybrid workers will love this location! Families and roommates are all welcome. Utilities are split.  The house tenant is responsible for 2/3. For example, 300 utility bill is 200 to house and 100 covered by other.
