This is a light reasonably spacious lower level unit in a single family home. The current tenant referred to his unit as her “little jewel box”. The unit has a private entrance at the side house of entering onto an interior landing with some storage space that can be used as a coat closet before descending into the unit.

You descend the stairs directly into the kitchen area. The kitchen is well appointed with plenty of counter and storage space. Apartment sized stove with oven and a full sized fridge. The unit is slightly “L” shaped which provides some separation from cooking and living/sleeping spaces.

The main studio space has a large window facing West and the front of the house that lets in plenty of light; especially in the afternoon. It is surprisingly bright for a lower level unit. In addition to the window the unit has recessed lights in the ceiling spread through out the main space contributing to the bright ambience.

The studio space is large enough to contain a sitting area with a small couch with a TV and a queen size bed at the other end. A previous tenant used a standing “Asian style” room divider that gave the space a very nice open loft feeling while providing separation from living and sleeping spaces. In the pictures, the departing tenant has already removed their bed.

The bathroom is bright with a window and recessed ceiling lights, in addition to the vanity light above the sink and mirror. In addition to the usual required amenities the bathroom has a full size tub.

There are shared laundry facilities in the basement accessible through a private door at the back of the unit. There is a brand new front loading washing machine and a coin operated dryer.

The house as a fully detached garage in the back where we offer storage space for one bicycle.

The neighbourhood is great for pedestrians and cycling with many small cafes, cool restaurants and microbrews firmly ensconced in the ‘hood. Including the best coffee and the best microbrewery in Toronto (IMHO) within a 10 minute walk. There’s also great pizza, sandwiches and fun stuff happening up in the Junction Triangle, on Sterling (the MOCA), and Geary Avenue in easy walking distance. The West Toronto Railpath is only a 12 minute walk from the house. The Railpath is one of the City’s best kept walking secrets and it keeps getting better with all sorts of interesting establishments.

There are some great farmer’s markets and grocery stores also in a reasonable biking distance, including Wychwood Barns, Sorauren Market, Dufferin Grover market and for stores, Fiesta Farms and The Healthy Sweet Potato.

The house is in short walking distance to all forms of transit. It’s an 8 minute walk to the Lansdowne subway station, 12 minute walk to the to the UPX (17 minute ride to the airport!) and GO Transit (12 minute ride to Union), buses are available 3 minutes away on Lansdowne.
