Updates have been made to all touch-points in this open-plan loft.

The entire kitchen has been re-situated and expanded to include an oversized vent and remote inline fan, as well as a workstation sink with all accessories. Fridge, dishwasher and Induction Top are brand new with extended factory warranties; everything, including all plumbing fixtures are either German or South Korean — good quality, highly functional, with no budget brands.

Lighting in the apartment has been updated to smart-home ready, energy-efficient LEDs and fixtures. Novus Telecom’s wonderful Fibre internet service is plumbed into the building, and highly recommended for their exceptional service and product.

Latest updates include numerous built-ins to accommodate an embarrassingly large amount of hidden storage. The raised platform has been built to accommodate a standard queen-sized mattress, as well as 8 cubicles which have been sized to contain two stacks of standard Rubbermaid Rough Neck (TM) totes sized by side. In addition to this, there is a special extended-length section that can accommodate a surfboard, paddle board, or even a kayak or small canoe.

The layout of the loft imagines the loft 3 roughly equal-sized spaces:
- a quiet area by the 6’ high windows, with maple ply raised flooring, with the bed in one corner, designed with a Japanese minimalist aesthetic;
- the central activity area with the kitchen on one side, and a wide multi-use console that is shared by, and separates, the quiet and activity areas; this space can accommodate photo shoots, bicycle repair, a couple twister mats, etc.; and
- a utility area that contains shower (oversized, slate, quartz), bathroom, water heater, washer, dryer and more storage. This is flanked on one side by a broad corridor with a concrete wall. (If you ask nicely, I might agree to let you put holes in it so that you can mount artwork or bicycles.)

The apartment is about 650 sqft. with roughly 11’ ceilings, and is located at the Koret Lofts in Gastown. The building is zoned HA-2 (live/work), and is located in the vibrant Gastown neighbourhood in Downtown Vancouver. Eateries abound. The Birds & The Beets or Di Beppe will be your haunts, and you can’t get a mocha better than East Van Roaster’s, where they make their own chocolate from beans. The building enjoys a Walk score of 98, Transit Score of 100, and Bike score of 99.

The building was originally built in 1906 as a warehouse and retail space for a hardware company. I obtained possession and moved in a 100 years later in 2006 after the building was structurally refitted and updated.

Much of the original structure has been maintained, including massive fir beams and columns, brick walls, and double-hung windows. The secure, shared courtyard is well-maintained, and provides for a community space; it includes two massive gas barbecues that are available free to use to residents and guests. The rail tracks that run right through this space are no longer in use, but are a design nod to the rail line that used to run from Yaletown all the way to where the Vancouver dockyards are located now.
