Thanks to those who have inquired, but we are not in a position to remove all furnishings (some removal is negotiable, but pls note that this is a furnished suite). This suite is located in a quite, three suite 1913 home so a peaceful, compatible environment is important within the building —and the neighbourhood.

Furnished as a non-smoking, two bedroom plus office suite that has provided homes for long term Victorians as well as medium term travel nurses, mature grad students, etc. If you are seeking a three bedroom home, the office can accommodate your double bed placed against the existing shelved walls.

This unique, very large space, on two levels was our home before moving overseas. We're back—as neighbours— and love the friendliness of this very walkable area just 25 minutes on foot from City Hall in the Oaklands neighbourhood, 10-20 minutes from shopping, dining, theatre etc in all directions; just 7 mins from transit.

Contemporary with some character features, this 1913 Edwardian triplex defines "missing middle housing" providing a home within a home (many stairs). Residents in the building include a senior writing a book so we seek a quiet, compatible tenant family who respect the peace of the area. No smoking of any kind is permitted inside this building or on common porches. Berber carpets & rugs throughout; allergies prevent welcoming pets.

Up the stairs from the entrance hall to the main level, a seasonal enclosed porch provides a perch for morning coffee with views over impressive neighbourhood gardens on the main floor of this very spacious suite. The bright bathroom with (older) jacuzzi tub and separate shower stall includes a laundry alcove with full size washer/dryer.

Additional storage closets are found in the shelf lined office. The living room opens through French doors to a south facing view deck with dramatic views over the city toward the Salish Sea.
