This is the main floor of a big 3 bedroom house. The house has a separately rented basement suite which is not part of this ad.

Within a 2 km radius you can reach NAIT, MacEwan University, Kingsway mall, Superstore grocery store, the Royal Alex hospital, Glenrose hospital, and many locations are walking distance. Google says UofA is only a 10 minute drive (although personally I'd put it closer to 15)

The neighborhood is quiet and well established and offers restaurants, a farmer's market, the 124 st corridor, flea market, and other attractions.

The large eat-in style kitchen has a pantry, lots of cupboard space, and room to set your table so you don't have to eat your meals on the couch in the living room. Kitchen also has a dish washer and garburator. Tons of light in the kitchen: natural light from the windows and ample fixed lighting options.

Bedrooms are average size, but each does have a window and a closet. Living room is very large and boasts intricate detail in the original hard wood floor and a double cove ceiling with linear lighting, plus plenty of windows to let in fresh air and natural light. The house also has a built-in vacuum.

Rental also includes a garage with electricity to plug in your car, or to use your power tools, etc. It's a very oversized single car garage: plenty of room for one car, but it's not quite wide enough for two.

Utility costs are extra (not included in rent) but are shared with basement tenant. Utilities are divided equally by the total number of people living in the house.

Landlord is friendly and easy going. Looking for mature non-partying type tenants. I will consider small and quiet pets, and if accepted there is a non-refundable pet fee of $250 per animal per year. Tenants will be expected to mow the lawn in the summer, and shovel the front side walk in the winter. House is non-smoking. And even though I mentioned it above I just want to be sure that everyone realizes this is for the main floor rental only. There is a separate one bedroom basement suite that is already rented.
