We are renting our FULLY LEGAL basement suite, starting Oct 1. Here are some of the features of renting a suite that is fully legal and approved by the city of Calgary:

- FULLY OPENING EGRESS WINDOWS throughout the basement. These windows are big and beautiful, but most importantly you could escape in an emergency. Each bedroom has its own egress window. Another benefit is a large amount of light that is allowed to enter the suite.

-INTERLOCKED SMOKE DETECTORS. This means that the smoke detectors are linked to both upper and lower suites. Illegal basement suites do not have this feature. With interlocked smoke alarms you don't have to worry if the upstairs tenants are changing the batteries in their detectors.

- PARALLEL HEATING SYSTEMS. This means you have your own furnace that solely operates for your heating. You have your own thermostat as well to control the temp. Illegal basements will not have this.

- PRIVATE LAUNDRY. No sharing with upstairs tenants. The unit has a very nice stackable set.

- PRIVATE ENTRY. Another great thing about renting a fully legal suite. This unit has its own address and everything.

Brand new bathtub, toilet, kitchen sink and faucet. Great closet space as well. Another item of note is that the upstairs tenants are very nice, quiet people.

Enormous fully fenced backyard with firepit.
