Hello.

There are two bedrooms available for rent in a shared accommodation house in the Dalhousie neighborhood - this advertisement is for the larger of the two bedrooms, which will be available starting on Sun, Sept 1. (The smaller bedroom will be available on Tues, Oct 1). The rental term length for both rooms is negotiable.

We are looking for a very responsible and very respectful student or professional to live here. There is currently one guy living here who is very chill, quiet, and respectful - he is a mathematics graduate from the UofC who is currently working. This is a co-ed rental, and there have been a mix of guys and girls living here in the past - we are indifferent so long as you are a mature and respectful person. This is an absolutely no-smoking household - this includes cigarettes, marijuana, vape, hookah, and any other type of smoking. There is abundant free street parking available. There are currently no pets living in the home, but we would love to have a cat, so long as it is well-behaved and well-trained. In the past, there were three tenants who were living here whilst working on their internship at the Foothills Medical Centre; it is about a ~30 minute bus ride to that hospital.

The rent is $840 per month, which includes all the utilities (heat, water, electricity) as well as the internet (Shaw). The entire house is fully furnished with a sofa/couch, large 65' TV, coffee table, dining table, stove, microwave, washing machine, and clothes dryer. The bedroom has also been fully furnished with a mattress, bed frame, study desk, clothing dresser, and tall bookshelf. There is a decently-sized front yard (no back yard) for hanging out and barbeques. There is also an outdoor locked storage shed available, and a bit of storage space inside as well. In the basement is a small home gym that consists of a Rogue squat rack, standard-sized barbell, flat bench, incline bench, exercise bands, adjustable dumbbells, and 285-lbs worth of plates; There are other fitness accessories as well, wall-to-wall mirrors, and a small computer/sound system.

This location would be perfect for a student who is attending the UofC, as the walking distance to the train station is about 10 minutes and the actual train ride from Dalhousie station to University station is strictly less than 5 minutes. The train ride to SAIT station would probably be around 10-15 minutes. Driving to the UofC is around 5 minutes, as well as driving to Market Mall or Crowfoot Mall.
