An exceptionally well-maintained basement suite is available in a highly desirable neighborhood in Richmond. This suite is situated in an aesthetically pleasing neighborhood that is walking distance to 4 different parks. The quiet nature of this neighborhood, together with the abundance of plant-life, make it ideal for those who enjoy going for walks in the neighborhood.

It would also be ideal for students who require car-free access to Kwantlen (Richmond), University of British Columbia and Simon Fraser University (where I received my Bachelors of Science from). I am also well-versed in the bus and skytrain system and will help any tenant who may need some pointers on navigating the system.

- Absolutely no smoking. I am an asthmatic, and I will not stop coughing if someone is smoking near the house. Our neighbors, on all sides appear to be nonsmokers.
- Small pets that are well-trained are welcome. Please note: My mom, who is an older adult, lives on the property as well. Small, cute dogs are not an issue at all. Medium to larger dogs who may appear scary to an older lady will be politely refused.
- Small children are welcome too, as long as they've been coached on car safety. During the work days, in the morning (8-9 am) there will be cars leaving the property and in the late afternoon (4-5 pm) there will be cars arriving in and around the property. We will make every and all sincere efforts to promote the safety of your little ones, but ensuring safety is a collaborative process and the parents of little ones will be asked about whether they spoke to them about car safety.

This property is immaculate and filled with green shrubs, bushes and colourful trees, however do not take my word for it. Please see the images provided and you can confirm, upon arrival, how pretty the property is.
The lot size is ~9000 square foot and there is a lot of space for people who enjoy sitting outside to soak up the sun, read outside, or watch podcasts while sitting on a property with a lot of green space.

Our ideal tenant candidate would likely be (either):
- A working professional couple, who work from home or outside and are committed to moving forward in life.
- A family with small kids (there are 2 elementary schools nearby). Hearing small kids playing in the background may have a positive effect on my parents (both of whom are older adults) and who live on the property.
- A single, hardworking professional with a small pet who is looking to excel in their career and having a safe and stable home
