We are a quiet family and looking for long term and quiet renter/s. We are in no rush to rent the suite and just looking to find the right person/family to live side by side of us in long term. A retired or working single or couple is preferred. We might consider a family of 3, working couple and a kid.

2-bedroom, 1-bathroom, 950 sqft apartment-suite in a water front property in North Saanich. The house is tidal ocean front. The suite is ground level (no stairs) with separate entry and a very spacious patio facing the water. Also, your living room and one of the bedrooms have beautiful views of water and "bird sanctuary".

Naturally lit living room and bedrooms with high ceiling (9'), open concept kitchen, Quartz counters, engineered hardwood, 6-piece S/S appliances, in-suite laundry with washer and dryer, organized closet space in both bedrooms, and security system. Separate water-tank and on demand hot water. Sound-proofed walls and tripled windows, no sound from outside.

Water and garbage pick-up are included but you are going to have your own hydro meter. You are responsible for your own internet and cable services. One parking spot in the front yard "only". No visitor parking is available. Your guests must park off the street. We are sorry but no garage, no workshop and no extra storage or shed is available and no use of back yard as we like our privacy. Consider this as an apartment with a huge patio, with a breathtaking view, with no back yard!

One cat would be considered for the right person with pet deposit which is half of the rent. Sorry, no dogs. Absolutely NO smoking or vaping of any kind!!! Your patio has access to gas outlet and you can have your BBQ in your patio while enjoying the view.

The house is in a great upscale neighborhood; 5 minutes from downtown Sidney and all amenities, and 1 minute to Swartz Bay ferry terminal. 1 minute to North Saanich Marina and Sidney North Saanich Yacht Club. 1 minute walking distance to bus stops #71, 72 and 81. Easy and fast access in and out of highway to travel both towards ferry terminal or Central Saanich and Victoria.

The suite is available now. Minimum one year lease.
