About the Property: (NO CATS)

-In the photos there are cats but they are being rehoused before January. (The cats that were in the house were also hypoallergenic bengal cats.)

⁃ One room available to rent in an 3 bedroom and 2.5 bath townhouse in a new neighbourhood in Calgary.

-Rent fee includes everything already. (wifi, utilities, and etc.)

⁃ The neighbourhood provides a free recreational centre with sports gym, waterpark, and rentable communal spaces. The location is 15 minutes away from the airport, 6 minutes away from Vivo recreational centre, 7 minutes away from Superstore, and 5 minutes away from Northpointe LRT.

⁃ Snow removal and lawn care are included.

⁃ The first room is 102 sq. ft. which costs $1100 a month. There are free open parking spots all around the area available. All common area such as the laundry, kitchen, living room, and dining room will be shared. Two bathrooms will be available to be shared by the tenants; one half bath and one full bath.

⁃ Air-conditioning is included.

-A fire pit outside on the patio.

⁃ Communal spaces excluding the shared full bath will be maintained by the owner.

⁃ A minimum of 1 year stay and half month damage/security deposit are required.

⁃ Preferably a single female.

- Someone who prioritizes cleanliness and organization.

⁃ A student or working professional (references and ID required).
⁃ A clean, tidy, and responsible individual with good credit score.
⁃ An individual who is able to compromise and communicate when there are conflicts.
⁃ A person who is respectful, approachable, and complaint to house regulations.

House Regulations:

⁃ Respect each other's boundaries and privacy.
⁃ Clean after yourself.
⁃ No sharing of food in the fridge unless it has been talked about.
⁃ Toiletries and cleaning products will be bought separately by each individual. (tissues, paper towels, detergents, dishwashing pods, cleaning solutions, and etc.)
⁃ Be respectful of the noise level in the house specially at night.
⁃ Personal belongings should stay in one's personal spaces and not in communal spaces. (living room cabinets will be only the owner's but the basement and garage storage is shared.)
⁃ Anything broken will have to be paid for.
⁃ The owner will have the last say in making any decision making about the house.

Additional Information:

⁃ A house group chat will be made for communication purposes.
⁃ Personal spaces and storage in the communal areas will be allocated when you arrive. (ex: pantry, fridge, and etc.)
⁃ All rooms will have locks and keys for privacy.
⁃ Smoking cigarettes or cannabis will only done outside by the porch.
⁃ Vaping inside the house is permitted.
⁃ Guests or small parties are allowed as long as it has been approved by all the people living in the house.
⁃ There are a lot plants in the house and the responsibility of taking care of them is solely on the owner.
⁃ Room modifications such as hanging something on the wall or anything similar must be approved by the owner.
